Homes and land, and the people who know them

Three kinds of people use this site, and each one fills out something different. Pick the one that's you.

Every form here asks real questions — the ones a serious buyer, a careful seller, or a good agent would ask anyway. It takes longer than typing your email into a box. That's deliberate.

Buyers

You're looking for a house, a piece of land, or both — and you'd rather find someone who knows the ground than call whoever's name is on the sign.

You fill out
Your search: where, budget, acreage, what the parcel has to have, what you'd walk away from.
You get
Matched with agents who actually work that state and that kind of property. As many or as few as you ask for.
Takes
About 10 minutes.

You review everything before it sends.

Sellers

You're selling your own place without an agent, and you need buyers to find it — and answers ready when they call.

You fill out
The property: price, acreage, access, title, disclosures, what's included, when you can show it.
You get
Your listing in front of buyers already searching your area, plus an honest read on what's missing before a buyer's attorney finds it.
Takes
About 15 minutes.
List what you're selling

Tell us not to give agents your number and we won't.

Agents

You're a licensed agent or broker who wants buyers in your state to find you — especially the ones looking for land, where most agents are out of their depth.

You fill out
Your license, brokerage, service area, property types, and the land diligence you can actually walk a buyer through.
You get
A profile in the state directory, and buyer searches that match what you really do.
Takes
About 15 minutes.

Every license is verified before a profile goes live.

A house on one side of the road, an unbuilt parcel on the other Rolling hills behind a treeline. On the left, a farmhouse and barn. On the right, an open field marked with a surveyor's dashed boundary and four corner pins, labelled 12.4 acres. 12.4 acres
Two listings, one road. The house has a price and a photograph. The parcel has a boundary, four pins, and about nine questions nobody has asked yet — that's the half of this market most sites handle badly.

How it works

No accounts, no passwords, no dashboard to learn. You fill out one form and a person reads it.

Pick your side

Buyer, seller, or agent. Each form asks only what's relevant to you, and you can skip any section that doesn't apply — the land questions if you only want a house, the house questions if you only want land.

Answer real questions

Whether it percs. Whether the road gets plowed. Whether power is at the road or half a mile off. These decide a deal, and they're the ones most listing sites never ask.

Read it back, then send

Every form shows you the whole thing laid out before it goes anywhere, including which parts would be public and which stay private. Change anything, print a copy, then send.

What we don't do

  • We don't sell your information. Not to lenders, not to title companies, not to data brokers. A buyer's details go to the agents that buyer asked for and nowhere else.
  • We don't run ads or trackers. No analytics, no pixels, no consent banner — because there's nothing here to consent to.
  • We don't hand your number to agents fishing for listings. If you're selling on your own and you say don't, that's a setting we enforce, not a preference we note.
  • We're not a brokerage. We don't hold licenses, we don't represent anyone, and we're not a party to your transaction. We connect people and then get out of the way.

Read the privacy policy — it's in plain English and says exactly who sees what.
