The short version
- We never sell your information. Not to lenders, not to title companies, not to data brokers, not to anyone.
- A buyer's details go only to the agents that buyer asked us to match them with — nobody else.
- An agent's profile is public because the agent asked to be listed. A buyer's search is never public.
- We don't ask for your Social Security number, your bank details, or your credit score, and we won't accept them if you send them.
- Ask us to delete your information and we delete it. No hoops, no retention window we won't tell you about.
- We do not use race, religion, family status, disability, or national origin to match anyone to anything.
Who we are
To See Real Estate operates toseerealestate.us from Guilford, Vermont. We run a directory of real estate agents and a matching service between buyers and those agents. We are not a brokerage, we do not hold licenses, we do not represent anyone in a transaction, and we are not a party to any purchase or sale.
When this policy says we, it means To See Real Estate. When it says you, it means whoever is reading — a buyer, an agent, a property owner, or someone just browsing.
What we collect
Different from different people. Here is all of it.
If you just visit the site
Our web server logs your IP address, the page you asked for, the time, and your browser's user-agent string. Every web server does this; it is how a site works and how we spot abuse. These logs are automatically discarded after 30 days.
If you fill out the buyer form
| Category | What that means |
|---|---|
| Contact | Name, email, phone, how and when you'd like to be reached, and roughly where you live now. |
| Search | States, counties, and towns; property type; acreage; features; land requirements; what you'd walk away from. |
| Financial position | A budget range, your financing type, whether you're pre-approved, and a lender name if you give one. A range and a status — not an income figure, not an account, not a credit score. |
| Timing | When you want to be under contract, when you need to move, whether anything has to happen first. |
| Representation | Whether you already have a buyer's agent. We ask because agents are not permitted to solicit a buyer who's already under a signed agreement. |
| What you write | The free-text answers — the property you're picturing, what's driving the move, your deal-breakers. |
| Consents | Which boxes you checked, and the date, time, and IP address when you submitted. This is our proof that you asked to be contacted, and yours that you set limits. |
If you apply to be listed as an agent
| Category | What that means |
|---|---|
| Professional identity | Name, title, brokerage, office address, business phone and email, website, social links, headshot. |
| License | License number, issuing state, type, year first licensed, association and MLS memberships, designations. All of this is a matter of public record with your state commission. |
| Practice | Service area, property types, land expertise, client types, transaction ranges, price ranges. |
| What you write | Bio and the other narrative fields. |
| Attestation | Your typed signature, the date, and which display permissions you granted. |
If you're a seller or property owner
We don't run a seller form. If your property information reaches us — through your agent, from a public MLS record, or because you emailed us — we treat the property details as business information and any personal contact details as private, held to the same rules as everything else on this page. If you'd rather your property not appear here at all, write to us and it comes down.
If you call or email us
We keep the message and your contact details so we can answer you. We do not record calls.
What we never collect
We have no use for these, our forms don't ask for them, and if you send one anyway we delete it rather than file it:
- Social Security numbers or any government ID number
- Bank account numbers, routing numbers, or credit card numbers
- Credit reports, credit scores, or a specific income figure
- Date of birth
- Copies of tax returns, pay stubs, or bank statements
Your lender will need some of that. We never will. If anyone claiming to work with this site asks you for it, that's your signal something is wrong — call us at 802-254-5475.
How we use it
- To match buyers with agents. The whole point. We read a search brief and look for agents who actually work that state and that kind of property.
- To verify agents. We check every license number against the issuing state's commission before a profile goes live, and we confirm brokerage affiliation.
- To answer you. Replying to a question, following up on a submission.
- To send what you asked for. Listing alerts, if you checked that box. Not otherwise.
- To keep the site working and honest. Blocking spam and abuse, fixing what's broken.
- To meet a legal obligation, if one arises.
We do not use your information to build an advertising profile, and we do not feed it to any advertising network.
We don't sell your data
We have not sold or shared personal information for money or other value in the past twelve months, and we do not intend to. We are not a data broker and do not act as one.
This includes the meanings of sell and share used in California's privacy law, which are broader than the everyday sense of the words and cover disclosures for cross-context behavioral advertising. We don't do that either.
Because we don't sell or share, there is nothing here for you to opt out of. Nobody has to click anything to stop it.
Rules agents agree to
A buyer's brief is not a lead we hand off and forget about. Every agent who receives one has agreed in writing to these terms, and violating them ends their listing:
- Use the brief only to help that buyer with that search.
- Do not add the buyer to a mailing list, a drip campaign, an autodialer, or any marketing system.
- Do not pass the buyer's details to a lender, title company, insurer, home warranty company, contractor, or anyone else without the buyer's separate say-so.
- Do not sell, trade, or share the brief with another agent, a team, or a lead service.
- Honor the buyer's stated contact preference and stated hours.
- Stop contacting the buyer the moment the buyer says stop — no last pitch, no handoff to a colleague.
- Do not solicit a buyer who has said they're already under a representation agreement.
If an agent breaks one of these, tell us. Their profile comes down, and we'll say so plainly rather than quietly.
Public vs. private
Agent profiles are public. That's the point of a directory, and agents opt into it field by field — the get-listed form asks separately about publishing your license number, transaction counts, price range, and social links. What you don't authorize stays in our records only.
Buyer searches are never public. No buyer brief appears on this site, in a listing, in a newsletter, in an aggregate statistic, or anywhere else a person could see it. It goes to the matched agents and nowhere else.
Fair housing
The Fair Housing Act prohibits discrimination in housing on the basis of race, color, national origin, religion, sex (including sexual orientation and gender identity), familial status, and disability. Several states protect additional characteristics, including source of income, age, and marital status.
We don't ask about any of them, and we don't use any of them to decide which agents see a search or which properties get shown.
Some questions on the buyer form touch adjacent ground on purpose. Asking about a school district, a single-level layout, an accessible entry, room for a parent moving in, or distance to a place of worship is asking about property features you told us you want. We pass those along as feature requirements. We do not use them to steer anyone toward or away from a neighborhood, and steering is exactly what the Fair Housing Act forbids.
If you'd rather not answer one of those questions, leave it blank. Nothing on the form requires it, and no match depends on it.
If you believe you've been discriminated against in a housing transaction, you can file a complaint with the U.S. Department of Housing and Urban Development at hud.gov/fairhousing or 1-800-669-9777. We want to hear about it too, if one of our listed agents was involved.
Calls and texts
When you check the box asking agents to contact you, you're giving express written consent for us and the agents we match you with to call and text the number you gave us, including with an automatic dialing system, about your property search.
Some things worth stating plainly:
- Consent is not a condition of anything. You can use this site, browse agents, and call anyone in the directory without ever giving us a phone number.
- Message and data rates may apply, depending on your carrier and plan.
- Frequency varies. It depends on how many agents you asked for and how your search goes.
- To stop texts, reply STOP to any message. To stop calls, say so on the call or email us. Either way it takes effect immediately, and it applies to us and to any agent we matched you with.
- You can withdraw consent by any reasonable means — a text, an email, a phone call. We don't require a specific magic word.
We send three kinds: a confirmation when you submit a form, replies to things you asked, and listing alerts if you checked that box.
Every listing alert has a working unsubscribe link, and unsubscribing takes effect right away — no "allow ten business days." Confirmations and direct replies aren't marketing and aren't part of that, but tell us to stop writing and we will.
We don't rent, sell, or lend our email list, because we don't have one to lend.
How long we keep it
| What | How long |
|---|---|
| Server access logs | 30 days, then discarded automatically |
| Buyer search briefs | 24 months from your last contact with us, then deleted |
| Agent applications that we declined or that went nowhere | 12 months, then deleted |
| Live agent profiles | As long as the agent is listed, plus 12 months after they leave |
| Consent records | 4 years after consent is withdrawn — this is the record that protects you if there's ever a dispute about what you agreed to |
| Emails and call notes | 24 months |
Ask for deletion and we delete sooner. The only thing we hold onto is the minimum needed to honor a do-not-contact request — we have to remember that you asked us to stop in order to keep stopping.
Your rights
These apply to everyone who deals with us, in every state. We're not going to look up where you live to decide how much respect you get.
- Know what we hold about you and where it came from.
- Get a copy of it, in a form you can read and take elsewhere.
- Correct anything wrong.
- Delete it.
- Withdraw consent to be contacted, at any time, without giving a reason.
- Find out who we shared it with — by name, not by category.
- Be told no discrimination follows. Exercising any of these changes nothing about the service you get.
Email view@toseerealestate.us with "privacy request" in the subject, or call 802-254-5475. We'll confirm within 10 days and finish within 45. If something genuinely takes longer, we'll tell you why before the 45 days are up rather than after.
We may need to confirm you're the person you say you are before handing over a file — usually by replying from the email address on the record. If someone is making the request for you, we'll ask for written authorization.
There's no charge. If someone sends the same request over and over, we may say so rather than keep answering it.
State laws
Comprehensive privacy laws in California, Virginia, Colorado, Connecticut, Utah, Texas, and a growing list of other states apply above certain business-size thresholds. We're a small operation and may fall below those thresholds. We extend the rights above to everyone anyway, so the question of whether we're legally obligated doesn't have to be your problem.
California. The categories of personal information we collect are listed in section 2. We collect them for the purposes in section 4 and disclose them as described in section 5. We have not sold or shared personal information in the past twelve months. We do not collect sensitive personal information as that term is defined in the CPRA. You may exercise every CCPA and CPRA right through the contact in section 21, and you may designate an authorized agent to do it for you.
Vermont. We are based here. We are not a data broker under Vermont law and do not buy or sell brokered personal information.
Nevada. We do not sell covered information, and no opt-out is needed.
Outside the United States. This site is aimed at buyers and agents in the fifty states, and our servers are in the United States. If you submit from elsewhere, your information is processed here.
Security
The site runs over HTTPS. Form submissions are encrypted in transit. Submitted forms are stored outside the public web directory, so no one can reach them by guessing a URL. Access is limited to people who need it to run the service.
We don't store anything that would be worth stealing for financial fraud, which is a deliberate design choice and not an accident — see section 3.
No system is perfect, and anyone who tells you otherwise is selling something.
If there's a breach
If personal information here is exposed, we'll notify affected people directly, in plain language, without waiting to see whether we're technically required to. The notice will say what happened, what was in it, what we've done, and what you should do. We'll also notify the state authorities the law requires us to notify.
Children
This site is for adults buying and selling real property. We don't knowingly collect information from anyone under 18. If you believe a child has given us information, write to us and we'll delete it.
Other sites
Agent profiles link out to brokerage sites and social media. Those are other people's sites with other people's policies, and this one stops at our edge.
Changes
If we change this policy, the date at the top changes with it. For a change that materially affects how we handle information we already hold, we'll email everyone we have an address for before it takes effect — not after, and not by quietly editing this page.
We won't apply a new use to information you already gave us under the old terms without asking you first.
Contact
For a privacy request, put "privacy request" in the subject line so it doesn't sit in the pile with everything else.
